Tar Surfacing in Benoni

Long driveways on big Benoni stands, plus yards and access roads. Everything is priced per square metre off a measure-up, because on a stand this size guessing the area is guessing the price.

  • Long driveways measured properly, not estimated
  • Free site visit and a written quote, sub-base itemised
  • Saturday morning visits, 08:00–13:00

No phone quotes. Somebody comes out and measures.

What we get called about

Long driveway, cracked in patches, and nobody has measured it?

  • It sank where the car stands.

The base was never compacted properly, so the weight found the soft ground under it.

  • The tar cracked in a pattern.

That is the ground moving underneath, not the tar wearing out.

  • Water sits on it after a storm.

No falls were set, so the water stays, soaks in, and the base gives up from below.

  • The old surface is breaking up at the entrance.

The entrance takes every vehicle that comes to the property, and it is usually built the same as the rest — which is not enough.

On a stand this size, the measurement is the price.

How we build it

In Benoni, the base gets built before anything is laid

A surface is only as good as what is under it. In Benoni that is worth saying out loud, because it is the part every cheap quote leaves out and the part you cannot inspect once the job is done.

  1. 01

    Strip and shape

Off comes the topsoil, and we cut the falls so water leaves the surface.

  2. 02

    Sub-base

G5 crushed stone, compacted in layers, deep enough for what drives on it.

  3. 03

    Prime coat

MC-30 bitumen, so the asphalt bonds instead of sitting loose on the stone.

  4. 04

    Asphalt

6 mm or 9 mm on driveways, 13 mm where trucks run. Hot, screeded, rolled.

  5. 05

    Edges and clean-up

Straight edges or kerbing, then swept and blown before we leave.

In Benoni

On a Benoni stand, the area is the price

Benoni has some of the biggest residential stands on the East Rand, and the driveways to match. Northmead, Rynfield, Farrarmere and Crystal Park are full of properties where the run from the street to the garage is thirty or forty metres, sometimes with a turning circle at the top.

That matters more than people expect, because everything is priced per square metre. A driveway somebody guessed at "about a hundred metres" that measures a hundred and forty is a forty per cent error before anybody has touched the ground. We measure it, we write the number down, and the quote is built off that measurement rather than off a walk-past. Out toward the R21 and Lakeside the work shifts to yards and access roads, which get a deeper base and bigger stone.

Why Choose Us

Why Benoni property owners take our quote

  • We measure long driveways properly

On a Benoni stand the difference between an estimate and a measurement is thousands of rand. We take the tape to it before we write anything down.

  • We build the base, and we show it to you

Sub-base, compaction, prime coat, then tar. It is itemised on your quote as its own line, so you can hold it against a quote that has not got one.

  • A price before we start

Written, per square metre, off an actual measure-up. No telephone quotes. No number that grows halfway through.

  • We are in Joburg every day

East Rand base, metro service area. Not a national call centre that sends whoever is free.

  • The crew that quotes is the crew that arrives

We do not subcontract the lay. James quotes every job himself.

What it costs

What a Benoni job usually turns on

Priced per square metre, measured on site. These are the three things that move it most here.

  • The measured area

Long driveways are almost always bigger than they look. The measure-up is where the price is actually decided.

  • Turning circles and parking aprons

These take standing and turning loads, so they often need a deeper build than the straight run.

  • Access for the truck

If the material truck cannot reach the far end, it moves by hand, and that is time.

FAQ

Frequently Asked Questions

Is there a tar surfacing company near me in Benoni?

Yes — Benoni is regular work for us from the East Rand. There is no walk-in office. Phone 064 856 3715 and we will come out and measure.

My driveway is very long. Does that make it cheaper per metre?

Slightly, yes. Setting up is a fixed cost, so a bigger area usually comes down a little per square metre. What it does not do is make the base optional — a long driveway laid on soft ground fails the same way a short one does, just over more metres.

What happens if it rains on the day?

We move you. Nothing gets laid in the rain, ever. In summer we start before sunrise so the surface is down and rolled before the afternoon storms come over. We would rather move you to Thursday than come back in two years.

How long does a driveway take?

Most domestic driveways run one to three days, weather permitting. A yard or a parking area depends on the size and how much base work it needs. The number of working days goes on the quote.

Can you tar the driveway and the parking apron at the same time?

Yes, and it is normally cheaper to do both in one go. The apron takes standing and turning loads, so we usually build it deeper than the run — that goes on the quote as its own line.

Do I need to be there when you quote?

It helps. We would rather walk it with you, so you can point out what bothers you and we can show you where the water is going. That is why we offer Saturday morning visits between 08:00 and 13:00.

How accurate is your measure-up?

We measure the actual area on site with a tape, including the turning circle and any apron, and the figure goes on the quote. If you want to check it, the number is right there to check.

Who comes out to quote?

James, the owner. He quotes every job himself and does the measure-up on your property. Marius writes up the per-square-metre price and the sub-base breakdown afterwards.
